Maintenance Director/Driver (Maintenance)



  • Ensure maintenance schedules are followed per shift or area.
  • Plan, develop, implement, and evaluate maintenance policies, programs, and procedures.
  • Coordinate maintenance services with other departments (e.g., Dietary, Nursing, Activities).
  • Assume administrative authority, responsibility, and accountability for the Maintenance Department.
  • Inspect storage rooms, janitorial closets, workrooms, and equipment for safety and organization.
  • Participate in facility surveys/inspections by regulatory agencies.
  • Develop and implement corrective plans for deficiencies noted in inspections.
  • Supervise outside contractors/vendors to ensure work is completed properly.
  • Lead and supervise maintenance staff; schedule, train, and evaluate personnel.
  • Conduct daily rounds to monitor team performance and facility needs.
  • Maintain working relationships with other department leaders to avoid service disruptions.
  • Oversee and enforce fire and safety protocols, inspect equipment, and ensure safety compliance.
  • Ensure safe use of tools and supplies and the use of personal protective equipment.
  • Maintain MSDS (Material Safety Data Sheets) and ensure proper chemical labeling and storage.
  • Monitor infection control procedures in maintenance-related tasks.
  • Prepare and manage department budget, maintain expenditure records, and report to administration.
  • Inspect maintenance work to ensure quality control and efficiency.
  • Maintain confidentiality of all resident information and uphold HIPAA standards.
  • Ensure proper medical and hazardous waste disposal.
  • Drive and maintain the facility bus; ensure timely transportation of residents to medical appointments and community outings.
  • Respond to emergencies and adjust maintenance schedules as needed.
  • Qualifications

    Education and Experience:

  • High school diploma or equivalent required.
  • Minimum of 3 years' experience in a maintenance-related supervisory role.
  • Familiarity with boilers, compressors, generators, mechanical, electrical, and plumbing systems.
  • Ability to read blueprints and interpret technical manuals.
  • Knowledge of local building codes and safety regulations.
  • Certificates and Licenses:
  • Must hold applicable licenses in accordance with current standards, codes, and labor laws.
  • Must possess a valid driver's license and be insurable to drive the facility bus.
  • Skills and Abilities

    Language Skills:

  • Ability to read, interpret, and implement maintenance manuals, policies, and safety procedures.
  • Effective communication with team members, residents, families, and outside vendors.
  • Mathematical Skills:
  • Ability to apply fractions, ratios, percentages, and basic budgeting concepts to department operations.
  • Reasoning Ability:
  • Able to troubleshoot maintenance issues, assess priorities, and respond to emergency situations.
  • Physical Demands
  • Must occasionally lift/move up to 25 pounds.
  • Prolonged periods of standing, walking, sitting, and operating maintenance equipment.
  • Frequent use of tools, ladders, and safety equipment.
  • May be required to assist in evacuating residents during emergencies.
  • Work Environment
  • Low to moderate noise levels in a healthcare facility environment.
  • Exposure to maintenance chemicals, varying temperatures, and physical hazards.

Supervisory Responsibilities

This position includes supervisory responsibility for both the Maintenance and Housekeeping staff. The Maintenance Director ensures that:

  • All maintenance personnel are performing duties as assigned and following proper safety and facility protocols.
  • Housekeeping staff maintain resident rooms and common areas in a clean, sanitary, and orderly condition.
  • Cleaning tasks are completed on a strict schedule to meet infection control standards and promote a safe and comfortable living environment.
  • Team members are properly trained, coached, and evaluated.
  • Interdepartmental needs and service coordination are addressed promptly.
